How to Advertise Your House
There are many ways to advertise your house and not all of them will break the bank. Most importantly, you need to do your research and find the right target market. Even the most colourful, most seductive ads won't work if the right people don't see them. 

Non-traditional advertising methods
The first step is to look for free advertising sources. Using non-traditional methods of advertising can be effective, but you will have to be creative in your approach and work at it until you get it right.

For sale signs
The most obvious kind of free advertising is placing a For Sale by Owner sign in your front yard. You should also place signs near any main roads or intersections close to your house. Make sure your sign is colourful and that the text is large and clearly legible from a distance.

Designing a flyer
Strategically placed For Sale by Owner flyers are a good way of having buyers notice your property. You can design a real estate flyer quickly and easily in a word processing program such as Microsoft Word. Remember to keep it simple, use big bold headings, one or two images and only mention the most attractive features of the house. Also include the address, the number of bedrooms, the price and contact information.

Place your flyers on the bulletin boards of local businesses that have a lot of customer traffic. Some good places to start are:
  • The dry cleaners
  • Your office bulletin board
  • Your partner's office bulletin board
  • The local gym
  • Laundromats
  • The local library
  • The corner shop/newsagent
E-mail
Send an e-mail to your friends and family with the same information you included in the flyer. Attach a jpeg image of the house, but make sure the file size is not too large. Encourage the recipients to forward the message on to anyone who might be interested.

Special interest groups
If your property has features that may appeal to a specific market, or zoning for a special use, you need to target the groups who will be interested in those features. For example, if your land has paddocks and stables, take your flyers to the local riding club, vet and feed store.

Creating a Web page
Thousands of people use the Internet when they are house hunting. Creating a Web page is not as difficult as it once was. Most ISPs include Web hosting in the cost of an Internet connection. There are also Web sites that will let you put up your page for free, and offer templates to make the design easier. Once you've created a page, you need to let people know it's there. Include the Web address of your site in your flyer and e-mail.

For sale by owner Web sites
Recently many websites have appeared that cater specifically to the DIY seller by providing online real estate listings. Sites such as Smart Vendor, Your Estate, and Property Post have taken advantage of the potential for the Internet to make selling your own house easier. These sites offer packages that include printed pamphlets, professional photography and personalised for sale signs. Before you pay for anything, do your research. Generally, the basic packages offered by these sites are free, and you will save hundreds of dollars by spending a few hours making your own flyer or borrowing a friend's professional camera.
 
Traditional advertising methods
Simply sending off your ad to a newspaper or magazine is not enough to have your house sold. Your ad needs to have the right kind of information in it to attract the right kind of buyer. You also need to do your research and be selective about the kinds of publications you advertise in.

Local Papers
The first place a lot of buyers look is in the real estate section of their local and community newspapers. Advertise in papers that have a circulation in areas where there are high concentrations of renters. The newspaper ads you write should be concise and have a catchy title. Always include enough information to generate interest, but leave enough out so that a buyer still needs to call to find out the details. Once you have a buyer on the phone, you will be able to convince them that your house is worth a look.

Real estate magazines
Some real estate magazines allow advertising for private property sales. Generally, these ads will be a bit more expensive than the newspaper, but you will be appealing more directly to serious buyers.

Direct mail
Direct mail can be a good way to target a specific area of your city. Again, you need to do your research, and find out which suburbs have the highest concentration of potential buyers that will be interested in your property. Direct mail companies offer a variety of packages that will help you with design and printing. 

Community newspapers and newsletters
Check your local supermarkets, clubs, pubs and shops for smaller community publications. Advertising in this type of publication will be a lot cheaper than larger newspapers, and they are often distributed broadly within local communities.

Get it right!
If you receive no responses in the first week you post your ad, then it's not working. You should aim to receive at least ten responses per week. If no one responds to your ad, change it. Rotate your ads; find out what works and what doesn't. Don't be afraid to scrap an idea that's not working and start again from scratch.

Keep it up!
If you're going to market your house on your own, you need to be prepared for the stress and the setbacks. If you get it wrong the first time, try again. Don't be afraid to be insistent with your marketing. Tell everyone you meet that you have a house for sale and don't pass up any opportunity for promotion. Carry your flyers everywhere. You are the one who needs to convince buyers that your house is special and worth the asking price.
