Information that Sells You know your property better than anyone. What are the things that make it special? What are the things that make your area special?
At Seller Solutions, we will often have a client call us at the last minute in a panic saying, "Oh, I forgot to tell you that Harry Seidler was my architect!" Well not really, but clients regularly forget to pass on vital information that could be a real crowd puller or a fact that The Age would love to write about.
Below are some ideas to start you thinking. Please write as much as you can, even in point form. Collecting and providing this information will make your house stand out from all the rest in the minds of the potential buyers. We want to know all about your house and your area. We want to know why it is so special and why it has been such a good place to live.
Consider some of these points:
- Show us any good photographs you have of your house and the surrounding grounds.
- Focus on the features of your home and your community. Have a blank piece of paper and draw a line down the middle. Head one column "Features" and the other one "Benefits". Firstly, focus on the features of the area and the assets of the community. The shops, cinemas, theatres, churches, parks, gardens, picnic spots and so forth. Are there any good restaurants? Any big events? Neighbourhood gatherings? Neighbourhood watch? List all the things that make your location lively. When you sell your home you are transferring access to a lifestyle as well as a property.
- After the community section is complete, focus on your street. Are there trees? Do they change colour? What is the parking like? Are there any restrictions? When are the rubbish, recycling and hard rubbish collections? Is it a friendly neighbourhood?
- Now think about the schools in your area. Is one of the high schools particularly well regarded? Go to their web site to find out. List all the schools in the immediate area including private schools, kindergartens as well as child care centres.
- Access to public transport is a major selling point for any property. Write down the tram route numbers that you can access from your neighbourhood. Where does it go in each direction? What about trains and buses?
- List all the features of your house. Do you have any before and after pictures of the garden and the house? Drawings and plans are also of interest to us. Did you extend? Where, when, and do you have the necessary permits in place?
- Once the "features" list is complete, start filling in the "benefits" column. The best way to do this is to ask yourself what benefits all the individual features you have listed provide. For example, if you have written "self-cleaning oven" down under "features" in your kitchen, you might write, "do not have to use toxic oven cleaners or spend hours cleaning it" under "benefits".
- Whilst filling in the benefits side of your report, pay particular attention to energy or water saving items. Anything that saves energy or saves water is a huge bonus to any potential buyer. Things to look at are:
Water or rain harvesting tanks Double glazing Extra insulation Efficient heating i.e. hydronic heating Gas appliances instead of electrical Shade cloths or outside blinds Dripper watering systems so that they can be used in stage 3 restrictions Extra insulation in ceilings Weather proofing of doors Grey water diversion system for laundry Floor insulation
- List your utility bills and demonstrate the effect your sustainability practices has had on keeping them to a minimum. If you are able to do this it will enable us to market your home to a special class of people who are seeking energy and water efficient homes. Regardless of the situation, please ensure that you have on hand a list of utility accounts for the last 12 months. In addition to this please ensure that you have a list of services that your house is connected to or can connect to. Pay close attention to internet, telephone and pay TV connections. Also list the council rates.
- If you have an interesting garden, one with lots of samples and interesting bushes and trees, make up a booklet with your garden notes. People will appreciate the effort. A good garden can add up to 20 percent to the value of a house. Garden photos both new and old make a great display piece.
