No two properties are exactly the same. They all have their own good points and their not so good points! There are no guidelines to follow when making an offer. However, most properties in an area are within a certain price range depending on the number of rooms, the building period, the look of the grounds and the proximity to community assets such as schools and shopping centres. Your own due diligence will help you sort out in your own mind what is good value and what is not. Do not make offers or bid at an auction until you have done enough due diligence to feel comfortable with your decision. Remember market prices are set by what other homes similar to the one you want go for at auction or private sale, and these are often different to the advertised prices you see in the paper.
