New Home Requirements Prior to commencing your house hunting, it is very important to have a realistic "shopping list"so you have a clear idea about what kind of house you want. Narrowing the parameters of your search will make the search process a lot easier and far more pleasant.
When searching for a new home many people focus on what they want and tend to forget about what they need. This can often result in overlooking an ideal property that would adequately satisfy all their needs. Before you begin your house hunting write a list of all your needs and wants. Generally, needs are features of the house, where as wants add comfort and lifestyle and can be added at a later date.

Investigate local prices What areas of town have the sorts of home you are looking for? Are the asking prices or the amounts being achieved at auction within your budget? If not then you will have to re-evaluate. Look in neighbouring, less fashionable suburbs. Often this is where you will find value for your money as less fashionable suburbs eventually catch up. When working out your budget try to be realistic and balance your needs and wants with what you can actually afford:
- Separate needs from wants
- What are your priorities for your next home?
- How large or small do you want your yard to be?
- How much do you value privacy? Are there too many overlooking windows, or do apartments in the adjoining block look right into the backyard?
- How many bedrooms and bathrooms will you need?
- Will you need a space for a home office?
- Will you need a room for visiting parents or relatives or friends?
- Project your family requirements: kids getting older and wanting their own room, visiting family and friends and so on.
How important are quality neighbourhood schools? Schools play an important role in property pricing and being within a certain boundary in which a good school is located can add many tens of thousands of dollars to the value of your home. How many Catholic or other non government schools are close to the property you are thinking of buying?
