Presenting to Sell The worst nightmare for a seller presenting an "open for inspection" involves potential buyers stumbling into the chaotic reality of family life. Sprawling toys, mess and raucous children are all common elements within family homes, but not necessarily the most enticing features to place on display when trying to sell the home. So, how do you keep a cap on the messy side of life, and the stress of it all, whilst in the process of presenting your house to prospective buyers?
It all comes down to forward planning. If you have a game plan in place, you will be able to master a precision clean within no time of receiving news of an imminent inspection. So, in order to achive the best real estate presentation possible, some foundation work needs to occur.
In the lead up to the property presentation, it pays to de-clutter the house as much as humanly possible. This will help to make the place look and feel spacious. Another major clincher is garden maintenance. If time doesn't allow for a family member to mow the lawns and pull out the weeds, it would be wise to employ a gardener to come by in the week before inspections commence. Likewise, if you have carpets, organise a professional to give them a steam clean.
It is a good idea to adopt a more specific daily cleaning routine before and during the inspection period. For example, give the bathroom a scrub down each day after everyone has finished and try to vacuum every other day to minimise dust.
Basically, to achieve fast cleaning, the thorough cleaning has to have already happened! Such standards are likely a stretch for busy households, so take note to clear the schedule a bit in advance to make way for extra cleaning time.
In addition to the early preparation, it is a good idea to have a plan for speedy, last minute, precision tidying.
Get the family involved. Kids have more energy than anyone, so explain the process of selling the house to them and get them to channel some of their steam into cleaning. If your kids are old enough, give them a role, such as clearing the toys away in record time. Make someone in charge of the last minute dust busting. A quick zip around the house to turn on all the lights is also an ideal job to delegate to youthful householders as part of the precision clean plan. Build up some excitement (but not too much!) and remember a little incentive never goes astray.
Wash any dirty dishes and give all surfaces a quick wipe down.
Open all the blinds and some of the windows to give the house a fresh, bright and breezy feel. If it is a cold day turn the heaters on and make it warm and welcoming.
Finally, reconvene and conduct a last minute assessment. Have an activity planned, such as a visit to the bay to feed the seagulls, and vacate the house with family in tow, leaving a miraculous example of sparkling (and highly desirable) family real estate behind for the house presentation to commence in peace.
