If you think it's about time to upsize, downsize, fly the empty nest for the trees or the sea breeze or buy a home instead of renting, well you have a little homework to do before you start! This is all part of a process called due diligence and what it means is that you must organise your finances and do a background check on the areas that you would like to move to. If you undertake these studies now it will increase your odds of finding the
"best buy" for you and your family.

 Dig up your deposit payment
  • You must know where your deposit cash will come from. If it's coming from shares, start to seek advice on when the time is right to sell. Don't just go ahead and sell your securities as you could be selling into an upward trend. Never sell shares without first seeking advice from a Financial Planner.
  • If you are depending on someone to help you, for example, Aunty is going to lend you the money as she has promised to do for years, now is the time to call in the favour. Your Lawyer will be able to advise both you and your generous family member on how best to proceed.
Formally secure your financing
Find a home loan that suits you. If rates are trending upwards make sure you don't become caught in a trap where you can't a
fford the loan. Spend time looking for the right loan. Ask yourself:
  • Are you intending to reside in this home for several years and if so will you benefit from a long-term fixed rate housing loan?
  • Are you intending to stay for only a short period of time? A shorter term loan at a more attractive rate might be the loan for you.
There are all sorts of loans and lenders available. Make sure that you survey the market, carefully examine what is on offer, analyse your personal prospects and then obtain a loan that suits your circumstances.

How much can you afford?
Work out what size mortgage you will qualify for. See several lenders and have evidence of your income (either a group certificate or a letter from your employer on the company letterhead with contact details). Obviously, the amount that you qualify for is the loan amount approved plus your deposit.

It's impossible to house hunt if you don't know what you can afford or even if a financial institution will approve a home loan for you. A reputable lender will help you determine how much you can afford and which loan program will maximise your buying power. By attaining pre-approval for a loan, you'll be a better prospect in the seller's eyes, when compared to a buyer who has not been pre-approved. Sellers know that pre-approved buyers are far less likely to present settlement problems than those buyers who have not yet received an official approval.

Take your time
Don't jump at the first home you see. You are a house hunter - so look around. You have to make sure that the house and the local area really offer what you want out of life.
  • What are the charms? 
  • How close are parks and gardens? 
  • Will the local sporting facilities suit what you and your kids are looking for?
  • What are the local schools like?
  • How well are they regarded?
  • Are they what you want your children to attend?
  • How will your children get there?
  • Where are they located?
  • Are you in the right boundary for your kids to attend the best school?

Sit and savour the local atmosphere by enjoying coffee at a café and watching the crowd pass by. Check out the different home types to see what suits your needs the best. How well is the suburb regarded? Does it look and feel like the place you and your family will be happy living in?
